My personal philosophy: I try to keep our house in good enough condition that it would only take a few weekends of work before being ready to go on the market. Why? Maybe it’s because I want to move back to North Carolina and would *jump* at the opportunity to go… picture a little kid packing a bag for Disney for a trip that might happen in a few years.
More likely it’s that I think that anything that should be done before you list a home for sale should be done while you are LIVING there, also. I understand money and time constraints, which is why I think you should do it as you go and not all at once when you are forced to! Why live with those annoying maintenance issues just to fix them before you sell?
We’ve completed a few big projects in the five years we’ve lived here. I am dreaming of a few more. But this year it’s all about the maintenance. “Things Fall Apart” isn’t just the name of a novel; it’s the theme song of our house this year!
new garage doors (check! did them last week)
powerwash, sand, and stain deck
paint baseboard heaters
new storm door with retractable screen
paint front door (love the idea of vinyl “welcome” letters similar to this photo):
fix up the landscaping in areas damaged by winter or waiting for plants
Just for fun (well, it’s fun but also necessary)
